Withum is seeking a Cost Segregation Senior Associate to join our Forensic & Valuation Services team. Based in any U.S.

office with a hybrid schedule (3 days in office per week), you’ll work with tax professionals, engineers, and real estate specialists on cost segregation studies for a variety of real estate assets. You will review construction cost data, prepare engineering-based reports, and stay current on depreciation regulations while mentoring junior staff and supporting business

Qualifications

• Bachelor's degree in Accounting, Finance, Engineering, Construction Management, Real Estate, Architecture, or related discipline.
• 3–5 years of cost segregation, real estate tax, or related field experience.
• CPA/EA/CCSP/PE or other credentials preferred but not required.
• Strong understanding of MACRS depreciation rules and tangible property regulations.
• Excellent project management and organizational skills.

Responsibilities

• Perform cost segregation studies for various real estate properties (new, existing, renovated).
• Review construction cost documentation, depreciation schedules, blueprints, engineering reports, and fixed asset records.
• Conduct property site visits and document building systems and asset classifications.
• Prepare detailed engineering-based cost segregation reports and supporting documentation meeting IRS guidelines.
• Research federal tax regulations related to depreciation, capitalization, bonus depreciation, and tangible property regulations.
• Identify fixed asset planning opportunities and provide tax-saving recommendations to clients.
• Manage multiple engagements and collaborate with clients, contractors, engineers, and internal professionals to ensure timely project completion.
• Review work prepared by associates and provide coaching and technical guidance.
• Assist managers and partners with client relationship management, proposals, and business development.
• Stay current on technical developments and their impact on clients' tax positions.
• Participate in training initiatives and contribute to growth of Cost Segregation practice.
