Job summary

Withum is seeking a Cost Segregation Senior Associate to join our Forensic & Valuation Services team. The Senior Associate can be based at many U.S.

office locations with a hybrid schedule (three days in office per week). You will collaborate with tax professionals, engineers, and real estate specialists to deliver engineering-based cost segregation studies, review depreciation schedules, site visits, and prepare reports that maximize client tax savings across a variety of real estate assets.

Qualifications

• Bachelor's degree in Accounting, Finance, Engineering, Construction Management, Real Estate, Architecture, or related discipline.
• 3–5 years of experience in cost segregation, fixed asset consulting, real estate tax, valuation, or related field.
• CPA, EA, CCSP, PE or related credentials preferred but not required.
• Strong understanding of MACRS depreciation rules, cost segregation methodologies, and tangible property regulations.
• Experience analyzing construction costs, fixed asset records, and building component classifications.
• Ability to interpret architectural, engineering, and construction documentation.
• Excellent project management and organizational skills.
• Advanced Microsoft Excel skills.
• Willingness to travel for property site inspections and client meetings.

Responsibilities

• Performing cost segregation studies for newly acquired, constructed, renovated, and existing real estate properties.
• Reviewing construction cost documentation, depreciation schedules, appraisals, blueprints, engineering reports, and fixed asset records.
• Conducting property site visits and documenting building systems and asset classifications.
• Preparing detailed engineering-based cost segregation reports and supporting documentation designed to meet IRS guidelines and industry standards.
• Researching and interpreting federal tax regulations related to depreciation, capitalization, bonus depreciation, and tangible property regulations.
• Identifying fixed asset planning opportunities and providing tax-saving recommendations to clients.
• Managing multiple engagements and collaborating with clients, contractors, engineers, and internal professionals to ensure timely project completion.
• Reviewing work prepared by Associates and providing coaching, mentorship, and technical guidance.
• Assisting Managers and Partners with client relationship management, proposal development, and business development activities.
• Remaining current on technical and industry developments while evaluating their potential impact on clients\' tax positions.
• Participating in training initiatives and contributing to the continued growth of the Cost Segregation practice.
