Job summary

Withum is seeking a Cost Segregation Senior Associate to join our Forensic & Valuation Services practice. This role can be based in any U.S.

office location and follows a hybrid schedule with three in-office days per week. You will collaborate with tax professionals, engineers, and real estate specialists to perform cost segregation studies, review depreciation data, and prepare engineering-based reports that meet IRS standards.

Qualifications

• Bachelor's degree in Accounting, Finance, Engineering, Construction Management, Real Estate, Architecture, or related.
• 3–5 years of cost segregation, fixed asset consulting, real estate tax, valuation, engineering, or related field.
• CPA, EA, CCSP, PE, or other related credentials preferred but not required.
• Strong understanding of MACRS depreciation rules and tangible property regulations.
• Experience analyzing construction costs, fixed asset records, and building component classifications.
• Ability to interpret architectural, engineering, and construction documentation.
• Excellent project management and organizational skills.
• Advanced Microsoft Excel skills.
• Willingness to travel for site inspections and client meetings.

Responsibilities

• Perform cost segregation studies for various real estate assets.
• Review construction cost documentation, depreciation schedules, appraisals, blueprints, engineering reports, and fixed asset records.
• Conduct property site visits and document building systems and asset classifications.
• Prepare engineering-based cost segregation reports and supporting documentation.
• Research and interpret federal tax regulations related to depreciation and tangible property regulations.
• Identify fixed asset planning opportunities and provide tax-saving recommendations to clients.
• Manage multiple engagements and collaborate with clients, contractors, engineers, and internal professionals.
• Review work prepared by Associates and provide coaching and technical guidance.
• Assist Managers and Partners with client relationship management and proposals.
• Stay current on technical developments and their impact on clients' tax positions.
• Participate in training initiatives and contribute to practice growth.
