Job summary

Gonzaga University is seeking a Senior Construction Manager & Space Planner to lead the planning, design, and construction of campus space and buildings. You will serve as the University's in-house owner's representative across the full project lifecycle, manage budgets, procure consultants, and drive space governance and analytics.

The role reports to the AVP of Plant Operations and requires a Bachelor's degree and 5+ years of capital project management experience.

Qualifications

• Bachelor's degree in construction management, architecture, engineering, planning, real estate, business, or a related field.
• Five to seven years of progressively responsible experience in capital project management, with budgets and schedules.
• Demonstrated experience managing the full project lifecycle — programming, design, procurement, construction, and closeout — as an owner or owner's representative.
• Experience developing and controlling project budgets, cost estimates, change orders, and contingency; ability to read and interpret drawings, specs, schedules, contracts.
• Experience procuring and managing design consultants and construction firms; strong analytical skills and proficiency in software and reporting tools.
• Demonstrated ability to communicate effectively in writing and verbally with senior leadership and stakeholders.

Responsibilities

• Lead capital project delivery from initiation through closeout, protecting scope, cost, schedule, quality, and risk.
• Oversee design and construction, manage design teams, reviews, submittals, change requests, and regulatory compliance.
• Own and maintain the campus space inventory, measure usage, develop space analyses, and establish space standards.
• Serve as staff to Space Planning Review Committee, conduct technical reviews and space audits, administer policies.
• Develop and control total project budgets; validate estimates and monitor cash flow against budget.
• Help develop multi-year capital plans and space-related master planning; prioritize the pipeline.
• Procure and manage architects, engineers, and contractors; ensure performance and compliance.
• Negotiate and administer design/construction agreements; coordinate with GC, Legal, and Risk Management.
• Develop AEC practice standards and templates; support space-management tech implementation.
• Partner with AVP on near- and long-term planning for capital projects and fundraising campaigns.
• Carry out other duties as assigned.
