Job summary

FASTSIGNS of Lancaster, PA is seeking an experienced Project Manager to oversee the full lifecycle of commercial signage projects—from handoff through design, permitting, installation, and client closeout. You will coordinate with internal teams and field crews to deliver projects on time and within budget.

The role requires 8+ years in project management within signage/construction, with 2+ years in a supervisory capacity, and an associate degree or equivalent.

Qualifications

  • 8+ years of project management experience in commercial signage, construction, or related field.
  • 2+ years in a supervisory or lead PM role managing other project managers or coordinators.
  • Associate’s Degree or equivalent experience in Project Management, Business or related field required.
  • Deep knowledge of signage permitting and installation logistics.

Responsibilities

  • Own a portfolio of high-priority, multi-location, or complex commercial signage projects.
  • Review and approve project budgets, schedules, and scopes across the team's active projects.
  • Monitor overall department KPIs including on-time delivery, budget performance, and client satisfaction.
  • Collaborate closely with Sales, Design, and Installation leadership to optimize project flow.
  • Lead client relationships for key accounts and multi-site programs.
  • Oversee and standardize the change order process across the team — ensuring proper documentation, accurate pricing, and timely client approvals.
  • Review and approve change orders on high-value or escalated projects before client submission.
  • Oversee team-wide progress tracking standards — ensuring all projects are accurately documented, milestones are logged, and leadership has real-time visibility into portfolio status.
  • Review and enforce invoice requirements across the team — ensuring billing is submitted accurately, on schedule, and in accordance with contract terms.
  • Negotiate with vendors and subcontractors on complex or escalated matters.
  • Identify bottlenecks in the project pipeline and implement process improvements.
  • Develop tools, templates, and reporting frameworks to improve team efficiency.
  • Provide regular status reporting to senior leadership on project portfolio health.

Full-Time, Exempt, Monday to Friday, 8:00 AM to 4:30 PM

Position Summary

We are seeking an experienced Project Manager to oversee the full lifecycle of commercial signage projects — from initial handoff through design, permitting, installation, and client closeout. You will serve as the primary point of contact for clients and coordinate across internal teams and field crews to deliver projects on time and within budget.

  • $110,000 to 130,000 annual salary

What You'll Do

Required Qualifications
  • 8+ years of project management experience in commercial signage, construction, or related field
  • 2+ years in a supervisory or lead PM role managing other project managers or coordinators
  • Associate’s Degree or equivalent experience in Project Management, Business or related field required.
  • Deep knowledge of signage permitting and installation logistics
  • Strong leadership, coaching, and conflict-resolution skills
  • Demonstrated experience managing and standardizing change order processes across a team or department
  • Strong grasp of project invoicing, billing compliance, and financial reporting
  • Experience with CRM systems and project tracking tools
  • Strong organizational, time management, and multitasking skills
  • Excellent written and verbal communication skills
  • Strong analytical and problem-solving abilities
  • Proficiency with Microsoft Office Suite, Google Workspace, or similar tools
  • Ability to manage deadlines and work in a fast-paced environment
Preferred Qualifications
  • PMP, CAPM, similar certification preferred, OR willingness to obtain one
  • Experience with project tracking tools and collaboration platforms
  • Familiarity with vendor coordination and project budgeting processes
Travel Requirements
  • Occasional travel as required by business need
