  • Independently estimate complete job packages, develop detailed project proposals, and deliver persuasive presentations to clients, clearly articulating project scope, budget, and timelines.
  • Execute subcontractor buyouts, obtaining multiple competitive bids per trade to ensure cost-efficiency and quality assurance.
  • Review and issue subcontractor contracts, effectively manage subcontractors throughout the project lifecycle, ensuring compliance with project requirements and schedules.
  • Directly manage all aspects of project financials, including preparation and submission of billing applications, budget tracking, change orders, and cost reconciliation.
  • Create, maintain, and manage complex project schedules, consistently meeting critical milestones and completion targets.
  • Spend substantial time onsite overseeing project execution, ensuring high-quality standards, compliance, and efficient workflow.
  • Maintain strong client relationships through regular communication, site meetings, and proactive management of client expectations.
  • Represent CBRE professionally in all interactions, demonstrating outstanding communication, presentation, and interpersonal skills.

What You’ll Need:

  • Minimum of 8-10 years of proven project management experience, specifically within the California Bay Area construction market.
  • Demonstrated track record successfully managing projects across medical, life sciences, heavy industry, and educational sectors.
  • Direct experience managing construction projects ranging from $500,000 to $10 million.
  • Extensive experience independently handling estimating, subcontractor negotiations, contracts administration, financial management, and scheduling.
  • Highly motivated self-starter capable of managing multiple concurrent projects without typical project administrative support.

  • Engineering degree preferred; relevant practical experience is required.
  • Exceptional interpersonal and client-facing skills, including the ability to clearly communicate complex information and effectively present proposals to clients.

Personal Attributes:

  • Ability to thrive in a fast-paced environment, maintaining composure and adaptability under pressure.
  • Strong attention to detail, excellent organizational skills, and an analytical mindset.
