Overview

AGC is seeking an EXPERIENCED, Commercial Construction Sr Project Manager with deep STRIP experience.

Sr Project Managers at Austin General Contracting are well rounded experienced managers. They are experienced in design build, design assist, new build / ground-up construction, masters of customer service, and stellar at executing fast-paced tenant fit-out commercial construction renovation projects. They are responsible and accountable for implementing their assigned construction projects (multiple active projects) in the safest most cost effective and timely manner, from start-up to close out. They are proficient problem solvers, proficient multi-taskers and are excellent with follow through and follow up. They are creative design build implementors. They are team builders and mentors within the organization. They have Las Vegas regional knowledge and experience.

The Sr Project Manager is the project lead who assumes overall responsibility throughout the total project life-cycle, to ensure that their projects are safely completed on time and under or within budget. Partnered with the AGC Superintendent, the Sr Project Manager is responsible to implement the project plan, accurately maintain the budget and project schedule, ensure safety, manage quality control and delegate work to the project team, contractors, and trades people, as appropriate.

Timely honest communication is essential to the success of our fast-paced high-quality customer service project approach. The Sr Project Manager is responsible to lead by example and is expected to manage with open prompt accurate communication regarding scope, schedule and budget, with all parties involved, including the AGC Team, Owner, Design Partners, Subcontractors, etc.

Our Sr Project Managers are OSHA 30 certified and they are responsible to spearhead project safety by demonstrating leadership in health, safety and environmental protection on their projects. They apply the requirements of the Project Specific Safety Program (PSSP) to promote overall compliance of HS&E standards, applicable regulations and codes with all employees and subcontractors on the project.

Required: 15 years plus commercial construction experience on large scale projects $10M and above

Responsibilities for our Sr Project Managers include but are not limited to:

Conduct an initial plan review and develop a thorough understanding of the project.
Review the Prime Contract in its entirety and ensure that all requirements and obligations are understood and addressed with project controls, documentation, procedures, etc.
Assume complete responsibility for subcontract buy-out, including but not limited to:
Review the base bid to ensure full scope coverage.
Identify and resolve potential coordination issues and/or missing scope.
Develop the buyout schedule (coordinate with the construction schedule to ensure no disruption of the project).
Develop and release bid packages to subcontractors.
Conduct a detailed review of subcontractor bid scopes and negotiate final price with selected subcontractor.
Set up contract exhibits and compile final subcontract.
Lead and document the Project Kick Off Meeting
Assume responsibility for all Owner correspondence.
Develop an appropriate procurement schedule and secure permits consistent with the project schedule.
Manage the procurement process including subcontractor / trade / supplier negotiations and awards.
Develop and maintain the construction schedule in conjunction with project team to meet milestones and completion
Manage daily progress of the work to ensure that projects are built according to approved plans, specifications, shop drawings, and applicable building codes and that quality standards are
Facilitate and document project meetings with internal and external stakeholders to monitor and support the project’s ongoing progression by way of minutes, photos, reports, etc..
Provide clear direction and communication to team members to ensure project targets are
Work with project team to identify and manage opportunities and reduce risks to achieve the best possible impact on schedule and financial
Maintain, track, and report all financial aspects of projects including budget forecasts and timely billings.
Work as a team with the Project Superintendent to ensure delivery of a safe, quality, profitable project that meets or exceeds the Owner’s expectations
Assume responsibility for change management on the project and manage the change order process communicating properly and in real time to ensure that all necessary project participants have a thorough understanding of the project costs and timelines at all times. Key aspects of change management include but are not limited to:
Anticipate changes that will have schedule and/or cost impact on the project. Walk the job frequently and communicate with the Project Superintendent, Engineers, and subcontractors to ensure that changes are identified and recorded in a timely manner.
Estimate the value of the schedule and/or cost impact of a change item and create Potential Change Orders (PCOs).
Timely (weekly) notification to the Owner of PCOs as required by the Owner contract.
Negotiate PCOs with the Owner.
Create and obtain Change Order Requests and Owner Change Orders as required for all project changes (On cost plus jobs, create and obtain Owner Authorizations as required).
Substantiate and negotiate PCOs with the subcontractor; issue Subcontract Change Orders (SCOs) as appropriate.
Conduct ongoing plan reviews of all document revisions, bulletins, and deltas. Maintain a thorough understanding of all project documents and project changes.
Assume responsibility for managing and billing all costs on the project.
Review and approve subcontractor pay applications and oversee vendor / subcontractor payable process.
Assume responsibility for overall management of the project team, including:
Project staffing and morale; leading by example
Conducting staff meetings and ensuring excellent project team communication.
Reviewing Project Engineers and Construction Assistants work performance
Manage the Quality Control process:
Initiate and monitor contractually required mock ups.
Review work in place for accuracy and consistency with the project documents.
Regularly walk the job to maintain and document complete understanding of the project.
Communicate job related issues (and solutions) to Owners in order to maintain a high confidence level in the team’s control of the project.
Track and cost code subcontractor Time and Material (T&M) tickets with timely (weekly) submission of additional costs to Owner as appropriate.
Review and approves the Owner pay application prior to submission.
Manage closeout of all subcontractor and Owner contracts, change orders and billings according to standard procedures.
Manage the timely completion of the punch list and closeout process in compliance with the contract and assurance of proper storage of project documents.
Expeditiously generate complete cost history report, unit cost analysis, subcontractor evaluations, and lessons learned report, according to standard operating procedures and inclusive of AGC Estimating and Operations Teams.
The ability to perform essential duties and responsibilities efficiently, accurately, and safely with or without reasonable accommodation and without posing threat of harm to self or others.

at times work in noisy, dirty or dusty surroundings
