Job summary

Invoke Staffing, on behalf of a Raleigh-Durham general contractor, seeks a Senior Project Manager to own projects from preconstruction through closeout. You will be the main contact for owners, architects, and trade partners, guiding budgets, schedules, and safety while mentoring junior staff.

Qualifications

• 5+ years of commercial construction project management experience, with a general contractor preferred.
• Experience in life science, healthcare, mission critical, or complex commercial/interior build-out
• Working knowledge of contracts, change management, scheduling, and cost control
• Proficiency with Procore / Bluebeam / MS Project / P6 / Sage, etc. to be confirmed
• Strong communication, negotiation, and problem-solving skills
• A bachelor's degree in construction management, engineering, or a related field, or equivalent experience
• Familiarity with the Raleigh-Durham market and its owner, design, and subcontractor community is a plus

Responsibilities

• Lead the project from preconstruction through turnover with full responsibility for cost, schedule, quality, and safety
• Build and maintain project budgets, forecasts, and cost reports, and flag risks early
• Develop and update project schedules with the superintendent and trade partners
• Prepare, review, and negotiate subcontracts, purchase orders, and change orders
• Run the buyout process: bid scoping, leveling, and awarding trade packages
• Manage RFIs, submittals, pay applications, and project documentation
• Serve as the trusted day-to-day contact for owners, design teams, and consultants
• Maintain strong partnerships with subcontractors and suppliers
• Lead productive OAC meetings and communicate clearly and proactively
• Partner with Superintendents, Estimators, and Preconstruction on constructability and handoff
• Mentor assistant PMs, project engineers, and field staff
• Contribute to improving company processes, tools, and lessons learned
