Job summary

Peabody Properties, Inc. seeks a Senior Condominium Property Manager to lead operations for an established condo community in the Greater Boston Area. You will supervise staff, coordinate boards, and ensure adherence to company policy and budgets.

This role requires 8+ years in condo management, strong interpersonal skills, and proficiency with OneSite and MS Office. LIHTC experience is a plus; compensation ranges from $110k–$120k with a comprehensive benefits package.

Qualifications

  • High School Diploma or GED with 8+ years condo management experience.
  • Experience working with boards/tenant associations.
  • Strong time management and prioritization skills.
  • Excellent written and verbal communication.
  • Initiative and self-motivation; proactive community management.
  • Ability to supervise staff, vendors, and manage projects.
  • LIHTC experience is a plus.

Responsibilities

  • Staff the property with skilled personnel and ensure coverage.
  • Establish performance goals and monitor achievement.
  • Oversee all aspects of property operations including finance, maintenance, and capital projects.
  • Maintain strong relationships with the Board of Directors and attend meetings.
  • Ensure management reports are accurate and timely.
  • Monitor monthly statements to align with fiscal goals.
  • Lead annual budget process and CNA development.
  • Conduct site visits and coordinate with on-site teams.

Description

Peabody Properties, Inc. is seeking an experienced SeniorCondominium PropertyManagerto successfully manage a well establishedcondominium community in the Greater Boston Area.

The Senior Condo Manager holds a position of leadership and ultimate accountability for all property operations within their assigned portfolio ensuring that each property is operating in accordance with company policy and standards of practice positioned to achieve stated goals and objectives of each respective condo association.

Additional responsibilities include offering guidance and support to the Board of Directors, attending all meetings of the Board of Directors and of the membership of unit ensuring an atmosphere of trust and confidence is established and maintained.

Functions of the Position:
  • Ensure that each property is fully staffed with appropriately skilled personnel.
  • Establish performance goals and benchmarks with all on-site personnel, and follow company protocols for monitoring the measurement of goal and benchmark achievements.
  • Assume ultimate accountability for every aspect of property operation performed by staff, including but not limited to client relations, administration, financial management, property maintenance and repair and capital projects.
  • Establish a positive professional relationship with the Board of Directors; attend all monthly Board of Directors Meetings and Annual Membership Meetings.
  • Ensure that management reports are prepared completely and accurately.
  • Closely monitor monthly operating statements, ensuring that the property is being operated in a manner consistent with fiscal responsibility.
  • Oversee the annual budget process as conducted by the Condo Manager; monitor the scheduling of the budget process to ensure that Condo Managers are adhering to company policies.
  • Ensure that each property has a professionally developed Capital Needs Assessment; ensure that the CNA is meaningful and cause it to be updated in accordance with company policy.
  • Conduct weekly site visits to each property within the assigned portfolio.
  • Perform other duties as assigned.
Position Requirements
  • High School Diploma or GED with a minimum of 8 years’ experience in condominium management and supervisory experience.
  • Prior experience working with boards/tenant associations
  • Time management skills and ability to prioritize a must
  • Proven ability to respond to residents, investigate complaints, disturbances and resolve problems following management rules and regulations in a timely manner.
  • High degree of interpersonal skills with the ability to communicate effectively, both written and verbally
  • Ability to take initiative and be self-motivated.
  • Ability to take a proactive approach to management of the community
  • Ability to work with vendors and manage people and projects
  • Knowledge of OneSite, including proficiency with Microsoft Word, PowerPoint, and Excel.
  • LIHTC experience a plus.
Compensation and Benefits:

Peabody Properties offers $110,000- $120,000, dependent on experience, size of portfolio, location and budgetalong with a rich benefits package that includes, but is not limited to, medical, dental, 401(k), STD, life insurance, Employee Assistance Programs (EAP), paid time off, paid holidays, paid training, tuition reimbursement, wellness programs, employee referral bonuses, and flex spending.
