Job summary

The Villas West Memphis in West Memphis, Arkansas, is seeking an experienced Community Manager to oversee day-to-day operations of our apartment community and lead the onsite team. You will drive leasing, resident relations, financial performance, staff and vendor management, maintenance oversight, and compliance with Fair Housing laws.

Qualifications

• Minimum 2 years of multifamily property management experience.
• Minimum 1 year of management experience with a proven track record of leasing and renewals.
• Strong leadership and team-management skills.
• Excellent problem-solving, multitasking, and organizational abilities.
• Strong verbal and written communication skills.
• Proficiency with Microsoft Office and property management software.

Responsibilities

• Manage day-to-day operations of the apartment community and onsite team.
• Market and lease available apartments in compliance with Fair Housing laws.
• Pre-lease units and maintain an active waitlist.
• Screen and qualify prospective residents.
• Provide exceptional customer service and build relationships with residents.
• Collect and deposit rent, late fees, and other payments using OneSite.
• Maintain property records including applications, leases, notices, and work orders.
• Oversee vacant unit preparation and readiness of apartments.
• Supervise maintenance operations and service requests.
• Manage maintenance staff, vendors, service contracts, and supplies.
• Monitor expenditures and operate within budget.
• Provide property updates and recommendations to Regional Director.
• Respond to resident concerns promptly and professionally.
• Enforce community rules and policies consistently.
• Maintain overall appearance and performance of the community.
