RichSmith Management’s The Villas West Memphis in West Memphis, AR is seeking an experienced Community Manager to lead the onsite team and oversee day-to-day operations of the apartment community.

You will manage leasing, resident relations, financial performance, staff and vendor relationships, maintenance oversight, and compliance while maintaining an exceptional living environment for residents.

Qualifications

• Minimum 2 years of multifamily property management experience.
• Minimum 1 year of management experience with proven leasing/renewals.
• Strong leadership and team-management skills.
• Excellent problem-solving, multitasking, and organizational abilities.
• Strong verbal and written communication skills.
• Proficiency with Microsoft Office and property management software.

Responsibilities

• Manage the day-to-day operations of the apartment community and onsite team.
• Market and lease available apartments in compliance with Fair Housing laws.
• Pre-lease units and maintain an active waitlist of prospects.
• Screen and qualify prospective residents.
• Provide exceptional customer service and build positive resident relationships.

• Maintain accurate property records and resident files.

Are you an experienced property management professional ready to take ownership of a community and lead a successful onsite team? The Villas West Memphis is seeking an experienced Community Manager to oversee the day-to-day operations of our apartment community in West Memphis, Arkansas.

The Community Manager is responsible for the overall performance of the property, including leasing, resident relations, financial performance, staff and vendor management, maintenance oversight, and compliance. We are looking for a strong leader who is organized, customer-focused, and committed to maintaining a successful community.

Key Responsibilities

As Community Manager, you will:

• Manage the day-to-day operations of the apartment community and onsite team.
• Market and lease available apartments in compliance with Fair Housing laws.
• Pre-lease available units and maintain an active waitlist of prospective residents.
• Screen and qualify prospective residents.
• Provide exceptional customer service and build positive relationships with residents.

• Maintain accurate property records, including applications, leases, notices, work orders, and resident files.
• Oversee vacant unit preparation and ensure apartments are ready for new residents.
• Supervise maintenance operations and ensure repairs and service requests are completed promptly.
• Manage maintenance staff, vendors, service contracts, and property supplies.
• Monitor property expenditures and operate within the approved budget.
• Provide property updates, reports, and recommended strategies to the Regional Director.
• Respond to resident concerns and complaints in a timely, professional, and courteous manner.
• Enforce community rules, policies, and procedures consistently.
• Maintain the overall appearance, operation, and performance of the community.
• Perform additional duties as assigned.

Qualifications

Required:

• Minimum 2 years of multifamily property management experience.
• Minimum 1 year of management experience with a proven track record of successful leasing and renewals.
• Strong leadership and team-management skills.
• Excellent problem-solving, multitasking, and organizational abilities.
• Strong verbal and written communication skills.
• Proficiency with Microsoft Office and property management software.
• Ability to balance excellent resident service with consistent enforcement of community policies.
• Ability to work effectively with residents, employees, vendors, government officials, and the general public.

Preferred:

• LIHTC experience.
• OneSite experience.
• Experience managing property budgets, maintenance operations, and vendor relationships.
