Job summary

P2S|CMTA is seeking a Commissioning Agent in Seattle to evaluate and optimize building system performance. The role requires hands-on testing, design reviews, and commissioning planning across MEP systems.

Qualified candidates have 5+ years in mechanical design for commercial buildings, a mechanical engineering degree, and project management experience. Hybrid schedule 3 days in-office / 2 remote, with up to 30% travel.

Qualifications

• Bachelor’s Degree in Mechanical Engineering or related field.
• 5+ years of mechanical design experience for commercial buildings.
• CxA (ACG) or CCP (BCA) or BCxP (ASHRAE) preferred.
• Project management experience.
• Valid driver’s license and reliable transportation.
• Ability to travel up to 30%.
• Knowledge of HVAC, central utility plants, plumbing, electrical, fire protection, controls.

Responsibilities

• Perform design reviews of drawings, specs, and submittals to ensure OPR/BOD alignment.
• Develop commissioning plans, pre-functional checklists, and functional test procedures.
• Identify, document, and track issues through all project phases and support resolution.
• Execute and oversee functional performance testing of building systems.
• Lead commissioning coordination meetings with Owners, engineers, GCs, subs, and facilities.
• Prepare reports summarizing progress, test results, and system performance.
• Support owner training and documentation of systems and operations.
