Job summary

P2S|CMTA seeks a Commissioning Agent in Seattle, WA to evaluate and optimize building system performance with a hands-on approach. You will lead design reviews, develop commissioning plans, and oversee functional testing across projects.

The ideal candidate has 5+ years in mechanical design for commercial buildings, a Mechanical Engineering degree, and certifications (CxA/CCP/BCxP) preferred. This role offers hybrid work 3 days in-office / 2 remote and strong growth opportunities.

Qualifications

• Bachelor's Degree in Mechanical Engineering or related field
• CxA (ACG) or CCP (BCA) or BCxP (ASHRAE) preferred
• Project management experience
• Valid driver's license and reliable transportation required
• Ability to travel up to 30%
• 5+ years of experience in mechanical design for commercial buildings
• Working knowledge of building systems: HVAC (Airside & Water Side), Central Utility Plants, Plumbing/Piping, Electrical systems (Power & Lighting), Fire protection, Controls & instrumentation

Responsibilities

• Perform design reviews of drawings, specifications, and submittals to ensure alignment with Owner Project Requirements (OPR) and Basis of Design (BOD)
• Develop commissioning plans, pre-functional checklists, and functional performance test procedures
• Identify, document, and track issues throughout all project phases and support resolution
• Execute and oversee functional performance testing of building systems
• Lead commissioning coordination meetings with Owners, Engineers, General Contractors, Sub Contractors, and Facilities Personnel
• Prepare clear, organized reports summarizing project progress, test results, and system performance
• Support owner training and documentation of systems and operations
