Job summary

Fidelity National Financial seeks an experienced Title Examiner to join our Thurston and Mason County team in Lacey, WA. You will examine title records to determine ownership, liens, and insurability, handling complex property types.

The ideal candidate has 3+ years of commercial examining experience and strong knowledge of title principles, underwriting standards, and public records software. You will collaborate with escrow, lenders, and counsel to resolve issues.

Qualifications

• 3+ years of commercial title examining experience and Washington State exposure.

Responsibilities

• Examine title searches, public records, and legal documents to determine ownership and title conditions.
• Review deeds, mortgages, liens, easements, judgments, plats and other recorded documents.
• Identify title defects, clouds, and risks and determine requirements and exceptions.
• Analyze complex property issues including legal descriptions, boundary issues, multi-parcel and commercial properties.
• Prepare accurate title commitments, reports, and supporting documentation.
• Resolve title issues through research and coordination with escrow, legal counsel, and customers.
• Communicate clearly with escrow officers, lenders, attorneys, and internal teams.
• Maintain compliance with underwriting guidelines and regulatory requirements.
• Manage multiple files and deadlines with high accuracy.
• Utilize title production systems and county recording systems efficiently.
