Job summary

FNF in Washington is seeking an experienced Title Examiner to join our Thurston and Mason County team, focusing on analyzing title records to determine ownership and insurability.

Candidates should have 3+ years of commercial examining experience, familiarity with Title Point and SoftPro systems, and strong analytical, communication, and time-management skills. Onsite in Lacey, WA with competitive compensation.

Qualifications

• 3+ years of commercial title examining experience.
• Washington state experience preferred.
• Strong knowledge of title examination principles, practices, and underwriting standards.
• Excellent analytical and problem‑solving skills with strong attention to detail.
• Proven ability to manage time effectively and prioritize workloads in a fast‑paced environment.

Responsibilities

• Examine and analyze title searches, public records, and legal documents to determine property ownership and conditions affecting title.
• Review deeds, mortgages, liens, easements, judgments, plats, and other recorded documents.
• Identify title defects, clouds, and potential risks and determine appropriate requirements and exceptions.
• Analyze complex property issues, including legal descriptions, boundary issues, multi‑parcel properties, commercial properties, and prior conveyances.
• Prepare accurate title commitments, reports, and supporting documentation.
• Resolve title issues through research, corrective actions, and coordination with escrow, legal counsel, and customers.
• Communicate clearly and professionally with escrow officers, lenders, attorneys, and internal team members.
• Maintain compliance with company standards, underwriting guidelines, and regulatory requirements.
• Manage multiple files simultaneously while meeting deadlines and maintaining a high level of accuracy.
• _utilize title production systems and county recording systems efficiently.
