Job summary

Westward360, a property management leader in the Atlanta area, seeks a Community Association Manager for its Newnan, GA office. The role requires a GA CAM license and 4+ years managing associations larger than 40 units. You will lead daily operations, budgets, and vendor relations, with evenings for Board meetings.

Qualifications

• CAM license in Georgia is required.
• Georgia CAM license is mandatory; GA Real Estate Salesperson license preferred.
• Valid Driver’s License is required.
• Experience with Google Workspace (Gmail, Sheets, Docs, Drive, etc.)
• Advanced communication skills are essential.
• Ability to plan ahead and meet deadlines consistently.

Responsibilities

• Manage day-to-day operations for multiple associations.
• Interact with Boards, homeowners and vendors daily.
• Create and oversee preventative maintenance plans for each property.
• Respond to inquiries with support staff.
• Solicit bids and manage contractor work on site.
• Negotiate vendor contracts and manage service agreements.
• Conduct monthly property walk-throughs to identify maintenance needs.
• Organize and chair Owner and Board meetings (evenings, ~4 per year).
• Assist Board with budgeting, bills, and financial statements.
