Job summary

Community Management Associates, Inc. is seeking an On-Site Association Manager for one of its Atlanta-area communities. The role reports to the Board of Directors and oversees property maintenance, budgeting, and vendor coordination.

The position requires a Georgia CAM license, 3 years of association management experience (onsite preferred), and a clean driving record. Salary ranges from $105,000 to $115,000 with full benefits and a Monday–Friday schedule.

Qualifications

• Georgia CAM License is required.
• Valid driver's license with clean record.
• Ability to pass background check and drug test.

Responsibilities

• Produce monthly manager’s report and board agenda.
• Manage monthly Action Item list and staff coordination.
• Coordinate owner/resident requests for association services.
• Inspect property and schedule repairs with contractors/maintenance staff.
• Maintain maintenance work order system and tracking.
• Report covenant/declaration violations to homeowners.
• Attend board meetings and hearings; communicate with owners and contractors.
• Manage bills, budgets, and association financial reports.
• Oversee contractor and staff schedules for amenities and events.
• Prepare draft annual budget and maintain on-site files.
• Read governing documents and maintain policy compliance.
