Responsibilities

• Performs complex preventive and corrective maintenance, repairs and installations of electrical, mechanical, plumbing and/or HVAC equipment, machinery and controls located in the interior and exterior of buildings.
• Monitors building system operations and performance under general direction with specialized knowledge required at client site.
• Complies with applicable codes, regulations, governmental agency and Company directives related to building operations and safety.
• Operates, maintains, monitors and performs preventive, predictive, and corrective maintenance on building equipment including mechanical/HVAC/plumbing, electrical, fire detection and life safety systems, lighting, and building management/digital systems.
• Maintains the professional appearance of the property, equipment, engineering spaces, and common areas.
• Maintains the building lighting system, including element and ballast repairs or replacements.
• Prepares estimates detailing time and material needs; orders necessary materials and maintains supplies.
• Maintains energy management programs to run systems efficiently and minimize operating costs.
• Oversees and inspects work by outside contractors (landscaping, snow removal, remodeling, HVAC, plumbing, cleaning).
• Follows standard operating procedures and maintenance work instructions; can perform specialized tasks such as carpentry, electrical, painting, roofing, HVAC, welding, and locksmith work.
• Uses PC and/or PDA for work orders, email, ESS and training; responds to emergencies and customer concerns.
• Performs other duties as assigned.
