Job summary

The Pacific Companies is seeking an experienced Asset Manager to oversee a growing portfolio of properties with focus on LIHTC compliance and financial performance. The role involves coordination with management companies, lenders, and investors, and requires travel to Bay Area assets.

You will analyze budgets, rent rolls, and regulatory documents, ensuring timely reporting and adherence to program requirements while driving asset value.

Qualifications

• Bachelor's degree in Finance, Business Administration, Real Estate or related field; alternative education and experience welcome.
• 5+ years financial or real estate experience; asset management preferred.
• Experience with LIHTC or related housing programs and compliance is preferred.

Responsibilities

• Oversees economic, financial, physical, and compliance needs of the asset portfolio and creates strategies for optimum performance.
• Collaborates with finance, construction, architecture, and accounting to ensure assets meet company and regulatory standards.
• Researches LIHTC documents (LPAs, subsidy contracts, loan agreements, tax returns, audits) to understand program requirements.
• Reviews financial planning, budgeting, and reforecasting to identify issues and resolve.
• Works with management companies and software to ensure accurate rent rolls, budgets, tax returns, and audits.
• Manages relationships with limited partners/investors, lenders, and housing finance agencies.
• Coordinates lease-up, marketing, outreach, and waiting lists in line with regulatory requirements.
