Job summary

The Low Income Housing Institute (LIHI) in Seattle is seeking an Asset Manager to oversee the management and maintenance of LIHI’s portfolio, maximize social and financial returns, and ensure compliance with housing regulations. This exempt, full-time role reports to the Executive Director and involves coordinating with housing, maintenance, and finance staff across LIHI properties.

Qualifications

  • Minimum of 5 years of asset management experience, or in a related field.
  • Knowledge of fair housing, real estate finance, property management, and real estate development.
  • Excellent writer and verbal communicator; able to communicate in English.
  • Self-motivated with effective interpersonal and collaborative working style.
  • Excellent organizational skills and ability to prioritize work and meet deadlines.
  • Ability to comprehend and use informational documents including budgets, financial reports, occupancy reports, bids, contracts, HUD and tax credit manuals, industry publications, legal documents, and meeting minutes.
  • Ability to stay informed of changes in policy, methods, operations, etc. as they apply to property and asset management operations and activities.
  • Ability to work with and sensitivity to a diverse, low-income, multi-ethnic population.
  • Sound judgment, excellent analytical and problem-solving skills.

Responsibilities

  • Develop routine preventive maintenance schedules and logs for each property.
  • Ensure portfolio meets physical quality standards and long-term health of the portfolio.
  • Plan capital improvement projects, budgeting, bidding, selecting contractors, and documenting work.
  • Coordinate crisis-level responses for emergencies with facilities staff.
  • Ensure compliance with LIHI obligations and regulations across departments.
  • Conduct site inspections and manage risk and Labor and Industries protocols.
  • Monitor repairs and support insurance claim processes.
  • Provide regular reports to senior management on asset activities.
  • Develop or maintain asset management plans and CNAs for properties.
  • Participate in the budget process for all properties.
  • Coordinate with development during design phase and pass-down processes.
  • Monitor energy usage and coordinate energy audits/retrofits.
  • Monitor cash flow and reserves across properties.
  • Manage leasing of commercial spaces and broker coordination.
  • Document incidents and maintenance in the system within 24–48 hours.
  • Foster a clean and safe environment.
  • Engage in required training deadlines and PPE usage.
  • Other duties as assigned.
