Job summary

Low Income Housing Institute (LIHI) is seeking an Area Manager to oversee multiple Puget Sound properties with emphasis on occupancy, leasing, and asset maintenance. You will supervise staff, manage contracts, and ensure financial oversight across communities in Tacoma and surrounding areas.

The role requires five years of senior management experience in residential property operations, strong leadership, and familiarity with affordable housing programs.

Qualifications

  • Associates or equivalent experience in property management or related field.
  • Minimum five years at a senior management level in residential property management or housing services.
  • Strong communication, and ability to work across diverse backgrounds.
  • Familiarity with HUD/LIHTC/Section 8 a plus and knowledge of leasing processes.

Responsibilities

  • Review financial statements, prepare variance and operating reports.
  • Supervise contracts, repairs, and vendor services with on-site authority.
  • Oversee capital repairs, project turnovers, and safety compliance.
  • Maintain occupancy, renewals, and tenancy metrics across properties.
  • Monitor rent rolls, renewal reports, and monthly financials to guide priorities.
  • Ensure accurate record keeping, lease files, payroll, and deposits.
  • Lead staffing, provide on-site leadership, and maximize net income.
  • Conduct weekly site visits and liaise with funders during inspections.
  • Uphold safety, cleanliness, and asset preservation across properties.
