Job summary

GSF Properties Inc. in Lompoc, CA, is seeking an experienced Maintenance Technician III to join our team and care for community residents. You will perform preventative maintenance, repairs, and unit turns to ensure market-ready apartments and curb appeal.

The role requires strong knowledge of HVAC, plumbing, electrical, carpentry, and general maintenance, with a Monday–Friday day schedule. This on-site position offers benefits and opportunities to contribute to a well-maintained living

Qualifications

Minimum 2+ years of apartment maintenance experience.
Strong working knowledge of HVAC, plumbing, electrical, appliance repair, carpentry, and general maintenance.
Experience troubleshooting and diagnosing maintenance issues independently.
Experience completing work orders, unit turns, inspections, and preventative maintenance.
Ability to prioritize multiple tasks in a fast-paced environment.
Strong customer service and communication skills.
Basic computer skills and ability to navigate web-based applications.
Ability to work independently and as part of a team.
Ability to participate in an on-call rotation and respond to emergencies as needed.
Valid driver's license, reliable transportation, and current automobile insurance required.

Responsibilities

Perform preventative and maintenance and repair work in areas including, but not limited to, appliances, carpentry, hardware, and basic electrical, plumbing, and HVAC systems.
