GSF Properties Inc. is seeking a Maintenance Technician III in Lompoc, CA with 2+ years of apartment maintenance experience. You will lead maintenance activities, perform advanced repairs across HVAC, electrical, plumbing and carpentry, and support apartment turnovers to ensure market-ready units.

You will respond to service requests, maintain grounds, and coordinate with vendors while upholding safety and quality standards. Benefits included.

Qualifications

• Minimum 2+ years of apartment maintenance experience.
• Strong working knowledge of HVAC, plumbing, electrical systems.
• Experience troubleshooting maintenance issues independently.
• Experience completing work orders, unit turns, inspections, and preventative maintenance.
• Ability to prioritize multiple tasks in a fast-paced environment.
• Strong customer service and communication skills.
• Basic computer skills and ability to navigate web-based applications.
• Ability to work independently and as part of a team.
• Valid driver’s license, reliable transportation, and current automobile insurance.

Responsibilities

• Perform preventative maintenance and repair work in areas including appliances, carpentry, hardware, and basic electrical, plumbing, and HVAC systems.
• Complete assigned service requests and repairs per company standards.
• Assist in preparing vacant apartments to be market-ready.
• Maintain community grounds and curb appeal and trash management.
• Be available for on-call activity during off hours and emergencies as needed.
• Maintain good public relations with residents and vendors.
• Assist with annual apartment inspections and identifying action items.
• Report violations of lease and house rules.
• Timely completion of maintenance requests and work orders; ensure tenant needs are met.
• Work with manager to schedule vendors and order necessary supplies.
• Maintain excellent curb appeal.
