GSF Properties Inc. in Hanford, California is seeking an experienced Maintenance Technician III to join our team. You will handle repairs, preventative maintenance, apartment turns, and resident service requests to keep our community operating smoothly.

The role requires hands-on trade skills across HVAC, plumbing, electrical, carpentry, and general maintenance with a focus on safety and customer service. This is a full-time position with an on-call rotation and a 40-hour work week.

Qualifications

• Minimum of 5 years of apartment maintenance experience required.
• Strong understanding of apartment community operations and property management maintenance practices.
• Technologically proficient with maintenance software and work order systems.
• Hands-on experience in carpentry, plumbing, electrical repairs, appliance repair, and general maintenance.
• Extensive knowledge of HVAC systems, plumbing, electrical systems, and building maintenance.
• Ability to diagnose, troubleshoot, and resolve issues independently.
• Experience with apartment turns and preventative maintenance.

Responsibilities

• Respond to resident service requests promptly with excellent customer service.
• Perform preventative maintenance, routine inspections, and apartment turns.
• Troubleshoot and repair HVAC, plumbing, electrical, appliance, carpentry, and general maintenance issues.
• Complete maintenance work in line with safety standards and company policies.
• Maintain a clean, welcoming environment for residents and guests.
• Participate in on-call rotation and respond to emergencies as needed.
• Collaborate with management to ensure operational excellence and resident satisfaction.
• Plan and coordinate maintenance activities to maximize efficiency and meet deadlines.
• Lead by example, promoting safety, accountability, teamwork, and quality workmanship.
• Assist training and mentoring of maintenance staff to support growth.

As a Maintenance Technician III, you will play a key role in maintaining our apartment community through repairs, preventative maintenance, apartment turns, and resident service requests.

Compensation & Schedule

• Pay: 24.00-25.00 per hour, plus benefits (based on experience)
• Schedule: Monday-Friday, 8:00 AM-5:00 PM
• Participation in an on-call rotation as needed

Key Responsibilities

• Respond to resident service requests promptly and professionally while delivering exceptional customer service.
• Perform preventative maintenance, routine inspections, and apartment turns to ensure the community remains safe, clean, and well-maintained.
• Troubleshoot, diagnose, and repair HVAC, plumbing, electrical, appliance, carpentry, and general maintenance issues.
• Complete all maintenance work in compliance with company policies, safety standards, and industry best practices.
• Maintain a clean, attractive, and welcoming environment for residents and guests.
• Participate in an on-call rotation and respond to emergency maintenance requests as needed.
• Collaborate with the property management team to ensure operational excellence and resident satisfaction.
• Plan, prioritize, and coordinate maintenance activities to maximize efficiency and meet deadlines.

Requirements

Job Requirements - Maintenance Technician III

• Minimum of 5 years of apartment maintenance experience required.
• Strong understanding of apartment community operations and property management maintenance practices.
• Technologically proficient with the ability to use maintenance software, mobile devices, and web-based applications.
• True "jack-of-all-trades" with hands-on experience in carpentry, plumbing, electrical repairs, appliance repair, and general maintenance.
• Extensive knowledge of HVAC systems, plumbing, electrical systems, appliance troubleshooting, carpentry, and building maintenance.
• Proven ability to diagnose, troubleshoot, and resolve maintenance issues independently.
• Experience completing apartment turns (make-readies), preventative maintenance, building inspections, and resident service requests.
• Strong knowledge of workplace safety procedures, OSHA standards, and maintenance best practices.
• Basic computer skills with the ability to navigate property management and work order systems.
• Excellent customer service, communication, and organizational skills.
• Self-motivated with the ability to work independently, prioritize tasks, and manage multiple projects effectively.
• Willingness and ability to participate in an on-call rotation and respond to emergency maintenance requests as needed.
• Valid driver's license, reliable transportation, and current automobile insurance required.
• Availability to work a Monday through Friday schedule, 8:00 AM to 5:00 PM (40 hours per week).
