Job summary

Atlantic Pacific Companies is seeking an experienced Apartment Maintenance Supervisor for a 164-unit Market Rate community near Morningside Lenox Park & Lindbergh. Lead hands-on maintenance, perform inspections, and ensure all common areas and interiors are well-maintained.

You will coordinate work orders within 24 hours, supervise a maintenance team, and conduct regular site inspections to keep apartments move-in ready. On-call emergency coverage and adherence to safety standards are required.

Qualifications

• High School diploma or GED required with 2–4 years direct experience as Maintenance Supervisor or Lead Maintenance Technician.
• EPA I or II, Universal or HVAC certification required.
• CPO Certification is a plus; pool maintenance experience may be required.
• Experience with property management software (Onesite, Yardi, etc.) is a plus.

Responsibilities

• Lead the maintenance team to complete work orders and preventive maintenance.
• Coordinate and complete resident work orders within 24 hours.
• Conduct regular community inspections and ensure market-ready apartments for move-in.
• Provide on-call emergency maintenance as needed.
• Monitor and maintain mechanical equipment (water heaters, HVAC).
• Maintain maintenance logs and budget control records with the Property Manager.
• Verify contractors have completed insurance requirements before work proceeds.
• Comply with Fair Housing Laws and monitor shop inventory and supply orders per budget.
