Job summary

11Residential is seeking an Area Maintenance Technician to support properties from Olympia to Seattle, with occasional travel to further sites. This roving role includes a monthly driving allowance and requires on-site work at multiple properties within the region.

You will respond to service requests, perform make-readies, and keep properties in top condition to meet leasing demand. A valid driver’s license, 2+ years in maintenance, and strong communication skills are essential.

Qualifications

• 2+ years of property maintenance experience.
• High School Diploma or GED.
• Valid driver’s license and reliable transportation.
• Ability to travel to multiple properties and work on-site; this position is not remote.
• Experience with HappyCo or similar property maintenance software is a plus.
• Strong verbal and written communication skills.

Responsibilities

• Perform general maintenance tasks across properties and address service requests.
• Complete make-readies for vacant units and ensure units meet standards.
• Troubleshoot and repair major/minor systems as needed.
• Coordinate with on-site teams and update work orders.
• Travel to different sites and respond to maintenance emergencies.
