Job summary

WinnCompanies is seeking a Rotating Property Manager II to assist across the Northern California region. You will support a property manager or cover vacancies, managing, marketing, and maintaining communities while meeting financial objectives.

Qualifications

  • High school diploma or GED (required).
  • 1-3 years relevant work experience.
  • 1-3 years supervisory/managerial experience.
  • Valid driver's license in good standing.
  • Knowledge of Property Management.

  • Experience with web-based applications and MS Office.

Responsibilities

  • Collaborate with senior management to establish rent levels.
  • Review rent schedules and renewals.
  • Oversee rent increases and renewals process.
  • Lead the property team to maintain occupancy.
  • Process move-ins/move-outs and recertifications.
  • Approve rental applications adhering to standards.
  • Follow marketing and reporting requirements.
  • Oversee tenant files and compliance with regulations.
  • Maintain property and grounds to high standards.
  • Direct maintenance programs and controls.
  • Report incidents per policy.
  • Resolve resident issues promptly.
  • Prepare annual property budgets for senior management.
  • Provide financial reporting and variance analysis.
  • Solicit bids, process PO and invoices as needed.
  • Ensure timely rent collection and deposits.
  • Screen, hire, and train site personnel.
  • Support staff training through PDP and company programs.
  • Conduct weekly staff meetings.

About the opportunity

WinnCompanies is searching for a Rotating Property Manager II to join our team and assist our team at throughout the Northern California region. In this role, you will provide support alongside an existing property manager or as a short-term coverage for a property manager vacancy. Working at different sites within a designated region and as assigned to manage, market and maintain the apartment community and its residents and staff, meet the financial objectives of the owner and management company, and comply with all applicable regulatory standards and requirements. Please note that the pay range for this position is $32.00-$33.00 per hour. The final pay rate will vary based on job responsibilities and scope, geographic location, candidate’s relevant experience, and other factors.

Responsibilities:
  • Collaborate with senior management to establish appropriate rent levels.
  • Review rent schedules.
  • Oversee preparation and submittal of rent increases and renewals.
  • Lead the property team to maintain optimum level of occupancy.
  • Process timely and accurate move-ins, move-outs, recertifications and renewals.
  • Approve rental applications adhering to property standards and all appropriate agency standards.
  • Follow company marketing policies and reporting requirements
  • Provide oversight of property tenant files.
  • Ensure that the site(s) maintain compliance with applicable state and federal program regulations.
  • Ensure the property and grounds are well maintained.
  • Direct maintenance team to implement maintenance programs and controls.
  • Report property incidents, accidents and injuries in accordance with company policy.
  • Resolve Resident issues and conflicts timely and in accordance with site guidelines
  • Prepare the property’s annual budget for approval by senior management.
  • Provide accurate financial reporting and monthly variance reporting.
  • Solicit bids, process Purchase Orders and Invoices as needed in accordance with Winn Purchasing Policy.
  • Ensure timely collection and deposit of all rents and fees in accordance with local laws and Winn Rent Collection guidelines.
  • Use company directives to screen, hire, and train new personnel.
  • Promote staff efficiency and engagement through ongoing company and industry trainings, instruction, and leadership.
  • Use the company’s Professional Development Program (PDP) to develop, train and engage site employees.
  • Conduct weekly staff meetings.
Requirements:
  • High school diploma or GED equivalent.
  • 1-3 years of relevant work experience.
  • 1-3 years of supervisory / managerial experience.
  • A current driver's license in good standing and ability to meet the driving records standards outlined in the Company Safe Vehicular Operations Policy.
  • Knowledge of Property Management.
  • Knowledge of Landlord/Tenant Laws.
  • Experience managing large teams.
  • Experience with web-based applications and computer systems such as Microsoft Office.
  • Excellent customer service skills.
  • Ability to multi-task and manage a fast-paced office environment.
  • Ability to manage and work with a diverse group of people and personalities.
  • Superb attention to detail.
Preferred Qualifications:
  • Bachelor's degree.
  • Experience with Yardi or OneSite RealPage property management software.
  • Knowledge of LIHTC and HUD regulations.
  • Knowledge of Marketing / Leasing techniques.
  • NAHP – CPL, SHCM, CAM (MA - C3P) designations.
  • CAM – RAM & ARM designations honored; CGPM – NAA or NAMA designations honored.
