Job summary

Peabody Properties seeks an experienced Lease Up Occupancy Specialist to join its team working on lease-ups North of Boston. The role supports affordable and mixed-income rent-ups from marketing through resident move-in, and may assist with conventional market communities.

A road-warrior mindset helps meet goals and deliverables. The successful candidate will provide assistance to sites with vacancies and recertifications, and will cover on-site emergencies as needed in a fast-paced environment

Qualifications

• Minimum 2 years related experience.
• Experience with Low Income Housing Tax Credits or Section 8.
• Experience with leasing and unit tours.
• Thorough comprehension of Fair Housing Laws.
• Proficient understanding of basic math concepts.
• Strong organizational, analytical, and problem-solving skills.
• Excellent verbal and written communication skills.
• Knowledge of RealPage products preferred.

Responsibilities

• Oversee lottery and pre-application process within city/state/federal rules and regulations.
• Communicate with prospects and applicants through email, phone, fax, and/in person, maintaining waiting lists as required.
• Complete application/initial certification interviews, process files for eligibility, and lease signings per policies and regulations.
• Coordinate unit inspections with housing authorities as needed.
• Assist site staff in preparing for first year audits.
• Provide support for recertifications.
• Provide on-site coverage for emergencies/crisis/turnover of staff as needed.
• Other duties as assigned.
