Job summary

Harmony Senior Services in Roanoke, VA is seeking a Revenue Analyst to optimize revenue across our portfolio through pricing oversight, analytics, and rate management. You will partner with Sales, Operations, and Finance to align pricing with strategy and occupancy goals.

Responsibilities include reviewing lease proposals, validating rates and fees, monitoring discounts, and preparing reports on move-ins, revenue trends, and pricing exceptions.

Qualifications

• Pricing analytics experience required.
• Strong financial analysis and forecasting skills.
• Ability to collaborate cross-functionally with Sales, Operations and Finance.

• Ensure pricing alignment with approved rate schedules, budget assumptions, and portfolio pricing strategies.
• Review and evaluate requests for discounts, concessions, incentives, and other pricing exceptions.
• Analyze financial impact of pricing decisions and provide recommendations for approval or denial.
• Monitor revenue related activities and elevate issues, exceptions, and potential process breakdowns that may impact financial accuracy, resident accounts, or reporting deadlines.
• Demonstrate discretion and professionalism when handling confidential financial records, business information, and resident data.

Job Description

The Revenue Analyst is responsible for optimizing revenue performance across Harmony’s portfolio through effective pricing oversight, revenue analytics, and rate management. This role partners with Sales, Operations, and Finance to ensure resident pricing decisions align with organizational strategies, maximize revenue opportunities, maintain pricing integrity, and support occupancy objectives.

Essential Functions:

• Review and approve resident lease proposals before final presentation and execution.
• Validate base rental rates, care charges, community fees, ancillary services fees, and deposits.
• Ensure pricing alignment with approved rate schedules, budget assumptions, and portfolio pricing strategies.

• Maintain documentation and approval process for pricing exceptions and special rate approvals.
• Ensure resident contracts and financial terms comply with company policies.
• Prepare recurring reports on move-in rates, revenue trends, concession activity, and pricing exceptions.
• Analyze revenue performance against budget and forecast.
