Job summary

GGP is seeking an Operations Manager to optimize the cost-effective operation, maintenance, and long-term preservation of a high‑quality retail property in Riverside, CA. The role supports the Sr. General Manager with focus on physical operations, safety, and project management.

You will oversee building systems, coordinate construction, monitor budgets, and maintain strong tenant relations while ensuring compliance and safety across all contracted services.

Qualifications

• High School Diploma or GED required.
• Bachelor’s degree preferred.
• 2+ years in shopping centers or equivalent management.
• 3+ years in facilities operations or construction management.
• Strong knowledge of building systems (HVAC, plumbing, electrical).
• Leadership, interpersonal and relationship-building skills.
• Project management, organizational and problem-solving skills.
• Experience with budgeting, forecasting and financial analysis.
• Clear writing and communication skills for directing teams.
• Ability to adapt to changing environments.
• Proficiency in Microsoft Office, Teams, JD Edwards, and Proliance.
• OHSA General Industry 30-hour certification preferred.

Responsibilities

• Operate and maintain a clean, well‑run property.
• Oversee physical assets to meet standards cost-effectively.
• Plan multi-year capital and operating expense projects.
• Maintain strong tenant relationships and coordinate construction compliance.
• Administer preventive maintenance programs and vendor oversight.
• Ensure safety systems are code compliant and documented.
• Contribute to Safety, Health and Environment programs and sustainability efforts.
• Monitor utilities and building control systems (BMS/EMS).
• Manage direct reports and ensure policy compliance.
• Collaborate with corporate departments to meet objectives.
• Engage with local officials and community stakeholders.
• Review invoices and monitor timely payments.
• Cover MOD schedule during non-office hours and weekends.
