Job summary

Cumberland Farms seeks a seasoned Property Manager to oversee a portfolio of retail properties, ensuring operational excellence, tenant satisfaction, and strong financial performance. You will manage leases, budgets, and cross-functional projects with Finance, Legal, and Facilities teams.

Ideal candidates have 5–10 years in real estate/property management, including multi-site retail, plus relevant education. In-office role with travel as needed; competitive benefits align with MA norms.

Qualifications

• Minimum Education: Bachelor’s degree in Project Management, Business, or related field.
• Preferred Education: Bachelor’s in project management, Business, or related field.
• Minimum Experience: 5-10 years in real estate/property management.
• Preferred Experience: 5-10 years in real estate/property management with 3 years in convenience store or multi-site retail.
• Licenses/Certifications: 3 years of convenience store or multi-site retail experience.
• Soft Skills: strong PM, organizational, communication and stakeholder management.

Responsibilities

• Manage the operational and financial performance of an assigned portfolio of retail properties.
• Administer lease agreements, renewals, amendments, estoppels, and related docs.
• Monitor lease terms, dates, financial obligations, and compliance.
• Develop and track property budgets, forecasts, and expenses.
• Review invoices, rent payments, CAM, taxes, utilities, and CPI adjustments.
• Collaborate with Finance on lease accruals and reporting.
• Analyze property, lease, and financial data to support decisions.
• Work with Facilities, Retail Ops, Construction, Legal, and Finance teams.
• Serve as primary point of contact for landlords, tenants, vendors.
• Oversee insurance, lease obligations, and issue resolution.
• Maintain property/lease/financial records in MRI Horizon systems.
• Prepare portfolio performance reports and recommendations.
• Lead due diligence and process improvements for portfolio objectives.
