Responsibilities

Lead and manage property personnel including the Property Manager and Property Engineer, plus third-party association management.
Serve on Boards of Directors and manage governing documents, budgets, and REA agreements.
Oversee day-to-day operations: maintenance, parking, landscaping, trash, janitorial, security, plumbing, roofs, and energy systems.
Ensure consumer experience is elevated through property condition assessments and prompt issue resolution.
Collaborate on capital projects and long-range plans with the Senior Regional Property Manager.
Oversee vendor/contractor services, bidding, contracting, and invoice approvals.
Develop tenant relations and serve as escalation point for lease/operational issues.
Interpret engineering drawings when needed.
Oversee bidding and contracting of capital purchases and contractors.
Monitor budgets, expenses, NOI, and cash flow; work with Finance on variances.
