Job summary

SFR3 LLC in Cincinnati, OH is seeking a Turn Maintenance Technician to inspect, repair, and turn rental homes to move-in ready condition. You will drive your own vehicle within the metro and perform carpentry, painting, plumbing, HVAC or electrical tasks as needed, documenting work with handheld tech.

Qualifications

• 3+ years hands-on residential maintenance (painting, carpentry)
• Own truck or van and tools
• Valid driver's license
• Background check; working within metro area

Responsibilities

• Perform general maintenance and repairs with a focus on property turnovers (turns)
• Emphasis on carpentry (painting, cleaning, LVP, sheetrock)
• Trades (HVAC, electrical, plumbing) preferred but not required
• Travel daily within your metro area
• Conduct property inspections, secure homes, and complete vacancy/wellness checks
• Handle minor pre-renovation repairs, utility inspections, and basic troubleshooting
• Manage move-in/out meetings and property turnovers
• Ability to turn homes (light renovations) between tenants
• Maintain and document property conditions using handheld technology (iPad/iPhone)
