Job summary

SFR3 LLC is seeking a Turn Maintenance Technician for Columbus, GA. You will inspect, repair, and maintain rental homes, focusing on turns and high-quality service. A valid license, own tools, and reliable transportation are required.

You will handle carpentry tasks, basic trades, and routine property inspections while documenting conditions with mobile tech. The role includes a quarterly bonus and steady hours, with the community at the center of our work.

Qualifications

• 3+ years hands-on residential maintenance (painting, cleaning, carpentry).
• Own truck or van and your own hand tools (tool reimbursement + $0.76/mile).
• Valid driver's license; live within reasonable distance of Columbus, GA.
• Background check; crawlspaces, slab houses; ability to lift up to 50 lbs.

Responsibilities

• Perform general maintenance and repairs focused on property turnovers (turns).
• Emphasis on carpentry tasks (painting, cleaning, flooring, drywall).
• Trades (HVAC, electrical, plumbing) preferred but not required.
• Travel daily to multiple homes within the metro area.
• Conduct property inspections, secure homes, and complete vacancy/wellness checks.
• Handle pre-renovation repairs, utilities inspections, and basic troubleshooting.
• Manage move-in/out meetings and property turnovers.
• Turn homes from one tenant to the next with minimal downtime.
• Maintain and document property conditions using handheld tech.
