Qualifications

  • Four+ years as residential construction estimator/PM/production lead or similar role.
  • Five+ years in residential remodeling/renovation experience preferred.
  • Experience estimating high-end kitchens, baths, additions, whole-home renovations.
  • Ability to read architectural/structural plans; create takeoffs and bid packages.
  • CRM/estimation software experience preferred (Buildertrend or similar).

Residential Construction Remodeling Estimator & Project Consultant

Location: Charlotte, NC. (Lower South End office). Hybrid schedule with in-office work Tuesday through Thursday and remote work available Monday and Friday. Most homeowner meetings and projects are located within approximately 20 miles of the office.

We specialize in luxury kitchens, bathrooms, additions, and whole-home renovations, helping homeowners turn ambitious ideas into thoughtfully designed and beautifully constructed spaces. Our new name reflects where we are going, while our commitment to craftsmanship, honest communication, and lasting client relationships remains unchanged.

We are looking for an experienced residential remodeling estimator and project consultant who can combine technical estimating expertise with strong homeowner communication and relationship-building skills. This position goes beyond producing numbers behind a desk. You will meet with prospective homeowners, evaluate renovation opportunities, develop detailed scopes and estimates, coordinate subcontractor pricing, and confidently explain what each project will require. Over time, you will also help guide qualified homeowners through proposals and signed construction agreements.

The right person may currently work as an estimator, project manager, superintendent, or production professional. You understand how residential renovation projects are built and can use that experience to create accurate pricing, protect project profitability, and earn homeowner trust.

Key Responsibilities
  • Meet with prospective homeowners to understand their renovation goals, priorities, desired investment, and expectations.
  • Evaluate kitchens, bathrooms, home additions, whole-home renovations, and structural renovation opportunities.
  • Perform site visits, field measurements, quantity takeoffs, and existing-condition assessments.
  • Read architectural drawings, engineering plans, specifications, and design documents.
  • Develop detailed project scopes covering labor, materials, subcontractors, allowances, and potential risks.
  • Prepare accurate preliminary budgets, detailed estimates, and construction proposals.
  • Create bid packages and obtain pricing from subcontractors, suppliers, and trade partners.
  • Review subcontractor proposals for completeness, accuracy, and scope alignment.
  • Partner with the design team to ensure plans and selections remain aligned with the homeowner's budget.
  • Identify scope gaps, structural concerns, schedule considerations, and potential change-order risks before construction begins.
  • Explain project scope and pricing to homeowners in a clear, consultative, and professional manner.
  • Support proposal presentations and help qualified homeowners move toward signed agreements.
  • Ensure projects are properly priced and positioned for healthy production margins.
  • Maintain accurate estimating, lead, and project information within Buildertrend or a comparable platform.
  • Coordinate an organized handoff of sold projects to the production team.
  • Develop positive relationships with homeowners, architects, designers, real estate professionals, subcontractors, and suppliers.
  • Participate in ongoing improvements to estimating templates, pricing systems, and the company's preconstruction process.
Qualifications
  • Four or more years of experience as a residential construction estimator, project manager, superintendent, production lead, or similar professional.
  • Five or more years of residential remodeling or renovation experience is strongly preferred.
  • Experience estimating high-end kitchens, bathrooms, additions, and whole-home renovations.
  • Practical knowledge of residential construction methods, materials, labor, sequencing, and trade coordination.
  • Experience with projects involving load-bearing wall removal, additions, structural modifications, or full gut renovations.
  • Ability to read and interpret architectural and structural plans.
  • Demonstrated ability to create material and labor takeoffs, scopes of work, estimates, and subcontractor bid packages.
  • Strong mathematical, analytical, and problem-solving skills.
  • Understanding of project costs, overhead, margins, allowances, contingencies, and profitability.
  • Strong interpersonal skills and confidence discussing project costs directly with homeowners.
  • Ability to translate complicated construction information into clear, understandable recommendations.
  • Organized, accurate, and dependable, with strong follow-through.
  • Comfortable growing into a client-facing, consultative sales responsibility.
  • Buildertrend or similar CRM, estimating, or construction management software experience is preferred.
  • Relationships with Charlotte-area subcontractors, designers, architects, or suppliers are a plus.
  • Valid driver's license and clean driving record.
  • Ability to commute reliably to the Lower South End area of Charlotte.
Pay and Benefits
  • Full-time, W-2 Employment
  • Base salary: $36,000 annually. Paid twice monthly.
  • Uncapped commission based on eligible contracted project revenue.
  • Commission begins at 3.5% of contracted work during Year 1 and may increase with tenure and performance, reaching up to 5.5% by Year 4.
  • Expected total annual compensation (base salary plus commission): $100,000-$170,000, based on contracted project volume and individual performance. Actual earnings will vary.
  • Employees meeting expected Year 1 performance typically earn approximately $100,000 in total compensation, including base salary and commission.
  • Eligible for a 1% annual bonus for achieving established sales goals.
  • Additional incentive opportunities for qualifying large projects and company-wide milestones.
  • Company-paid incentive trips for qualifying employees and one guest.
  • Medical, dental, and vision insurance with a company contribution toward premiums.
  • 401(k) with a 3% company contribution.
  • Mileage reimbursement at the IRS standard business rate-- 72.5 per mile for 2026, tracked in company-provided MileIQ and paid tax-free by the 10th of the following month
