Job description

Frontline Real Estate Partners is seeking an experienced and highly motivated Residential Property Manager to support the continued growth of our residential property management division. This position offers a unique opportunity to manage a diverse portfolio of market rate and affordable multifamily assets including Class B and C properties located in urban and economically challenged neighborhoods throughout the Chicago MSA and surrounding states. Many of these assets are distressed, underperforming, or in transition and may be managed through court-appointed receiverships, lender-directed assignments, or REO engagements.


Our residential team frequently works with properties facing operational, physical, financial, or compliance challenges. Successful candidates must be comfortable working in neighborhoods that may present heightened management, safety, and operational complexities and should have a practical, hands-on approach to problem solving. These are not passive assets, and the role requires strong judgment, accountability, and a willingness to actively engage in the field when needed.

As a Residential Property Manager at Frontline, you will oversee the day-to-day operations of assigned properties, working both in the office and on-site. Property managers regularly spend time visiting assets, meeting with residents, vendors, municipalities, and contractors, and evaluating property conditions firsthand. You will be responsible for vendor coordination, resident relations, subsidy compliance, maintenance oversight, budget creation, rent collection, and code compliance. The ideal candidate is organized, responsive, and capable of managing multiple sites and tasks in a dynamic, fast-paced environment.


This position is best suited for a property manager who enjoys solving problems, improving challenged assets, and taking ownership of complex situations rather than simply maintaining stabilized properties.


Duties and Responsibilities


Property Operations


  • Coordinate routine maintenance, emergency repairs, and capital projects across assigned residential properties

  • Oversee vendor performance and maintain strong working relationships

  • Solicit, review, and manage competitive bids for services and improvements

  • Conduct regular property inspections, document conditions, and recommend necessary improvements

  • Oversee unit turnover, move‑ins, and move‑outs, ensuring compliance with policies and proper documentation

  • Coordinate with local municipalities, inspectors, and utility providers as needed

  • Assist with property stabilization efforts, including operational and physical improvement initiatives

Resident Relations


  • Provide responsive and respectful communication with residents

  • Address maintenance requests, complaints, and service issues in a timely manner

  • Enforce lease terms and house rules consistently and professionally

  • Actively manage rent collection and minimize delinquency

  • Work with subsidized housing programs (if applicable), including documentation and compliance requirements

Financial Management


  • Prepare and manage annual operating and capital budgets

  • Monitor financial performance using Yardi Voyager and ensure accuracy of records

  • Approve invoices and control property expenses in line with budget expectations

  • Oversee rent collections, subsidy payments, and vouchering as needed

  • Review monthly financial reports and identify operational opportunities for improvement

Qualifications


  • Minimum 3-5 years of multifamily property management experience, preferably with Class B/C, affordable housing, workforce housing, or distressed assets

  • Proven ability to manage operations in challenging urban environments and economically underserved neighborhoods

  • Comfortable conducting regular property visits and interacting with residents, vendors, contractors, and municipal officials in a variety of settings

  • Strong organizational skills with the ability to handle competing priorities

  • Proficient in Microsoft Office

  • Experience with Yardi Voyager and RentCafe is a plus

  • Excellent written and verbal communication skills with a professional and responsive demeanor

  • Ability to work independently in both office and field environments

  • Team-oriented with a collaborative and proactive mindset

  • Construction, renovation, or project management experience is a plus

  • Salary Range: $75,000 - $85,000, commensurate with experience and qualifications

Property Locations: Multifamily buildings located throughout the City of Chicago, surrounding suburbs, and select out-of-state markets. The position involves regular property visits and field work as part of normal responsibilities, with office and field time varying based on portfolio needs. Occasional out-of-market travel may be required.
