Job summary

Essex-Property-Trust in San Diego is seeking a Maintenance Technician II to keep residential properties in top condition. You will perform routine and preventive maintenance on HVAC, plumbing, electrical systems, and appliances, and you’ll prepare units for new residents while maintaining overall curb appeal and common areas.

Responsibilities include responding to resident work orders, inspections, and on-call duties as required.

Qualifications

• High school diploma or GED required.
• 2+ years in property maintenance or facilities management.
• HVAC tech and/or CPO certification preferred.
• Valid driver's license required for on-site operations.
• Experience with building systems safety and code compliance.

Responsibilities

• Perform routine and preventive maintenance on HVAC, plumbing, electrical, and appliances.
• Repair interior and exterior property features (doors, windows, walls, flooring, fixtures).
• Respond to resident maintenance requests promptly and effectively.
• Prepare vacant units for new residents (paint, clean, repair).
• Conduct regular property inspections and maintain preventive maintenance schedules.
• Address urgent maintenance issues, including after-hours calls as needed.
• Maintain tools and inventory; document work orders and inspections.
