Job summary

Essex Property Trust is seeking a Maintenance Technician in Sunnyvale, CA to perform routine and preventive maintenance across a property. You will handle HVAC, plumbing, electrical tasks, and appliance repairs, while preparing vacant units and maintaining common areas to ensure quality living environments.

Reporting to the Maintenance Supervisor, you’ll conduct inspections, manage work orders, and uphold safety standards.

Qualifications

• HVAC and/or CPO license preferred.
• Proficient knowledge of electrical, plumbing, and appliance repair.
• Knowledge of environmental/industrial hazards (asbestos, lead, mold, radon).
• Ability to use a personal smart device for property apps and communication.
• Reading, writing, and speaking English required.
• Strong organizational and time management skills.

Responsibilities

• Perform routine and preventive maintenance on building systems (HVAC, plumbing, electrical, appliances).
• Repair interior and exterior features (doors, windows, walls, flooring, fixtures).
• Respond to maintenance requests promptly and efficiently.
• Prepare vacant units for new residents (painting, cleaning, repairs).
• Ensure units meet cleanliness and functionality standards before move-in.
• Conduct regular property inspections and preventive maintenance.
• Respond to emergency maintenance requests and be on-call as needed.
• Maintain tools, supplies, and orderly maintenance shop.
• Complete work orders and document maintenance activities accurately.
