Job summary

Greystar in Arizona is seeking a Property Maintenance Technician to service building systems, perform make-ready tasks for new residents, and maintain common areas for safety and appearance.

You will diagnose defects, order materials, document work orders, and support safety programs. A high school diploma/GED and 2+ years in property maintenance are required, plus EPA refrigerant certifications and a valid driver’s license.

Qualifications

• High school diploma, GED, or related experience and/or training.
• 2 years minimum experience in property management maintenance or related trade.
• May be required to hold various certifications (e.g. HVAC) and licenses.
• Proactive and self-motivated with the ability to work independently, as a leader, and a collaborative member of a team.

Responsibilities

• Completes assigned work orders from resident requests and preventative maintenance by diagnosing defects and making repairs per policies and safety standards.
• Completes the "make-ready" process to prepare vacant apartments for leasing, including pre-move-out inspections, punch lists, scheduling vendors, and inspecting completed work.
• Follows procedures to access materials, supplies, equipment, and tools, tracks inventory, and notifies for re-orders.
• Completes documentation and paperwork for service requests to be tracked.
• Assists in maintaining grounds, common areas, and amenities by cleaning, painting, and debris removal.
• Supports cost-cutting by fixing rather than replacing parts when possible and using materials efficiently.
• Complies with safety and risk-management policies and trains on OSHA-related requirements.
• May inspect contractors' work to verify quality and compliance with standards.
• Assists in routine inspections to identify safety and maintenance needs and communicates issues to management.
• Performs other duties as assigned.
