Job summary

Fairgrove Property Management is seeking a Portfolio Manager to oversee a 300–450 scattered-site portfolio of single-family and multi-family properties in Southern California. The role is a full-time salary position with compensation in the $75,000–$85,000 range plus annual bonus.

The candidate will manage leasing, maintenance, and owner/resident relations, ensuring top-tier service, occupancy targets, and compliant operations across multiple owners and properties.

• Proven supervisory experience.
• Proficient in MS Office 365.

Responsibilities

• Collaborate with department leaders to maintain an optimal external and internal property management experience.
• Monitor the occupancy levels of the portfolio and manage onsite staff to meet the owner’s objectives.
• Maintain positive Owner relations.
• Assist Owners with individual requests/requirements particular to each property in a timely manner.
• Resolve resident concerns/issues and provide the highest level of service.
• Rent collections, three day notices, eviction process (including attending court hearings).
• Overseeing and creating advertising and marketing plans.
• Unit inspections, and managing the turnover process.
• Property inspections and reports.
• Manage leasing process, show properties and application approvals
• Oversee and issue maintenance requests
• Maintain and create resident files, resident letters, etc.
• Detailed knowledge and aware of property competition, and other market conditions affecting leasing and operations
• On call duties for emergency response as needed
• Manage invoices and expenses for accurate and timely processing
• Perform routine and random property inspections to assess property condition
