Job summary

ADP, Inc. is seeking a hands-on Maintenance Technician to keep a residential property clean, safe, and in top condition in Southington, CT. You will perform routine repairs, handle on-call maintenance, and ensure living spaces meet high standards for residents.

The role requires 2+ years of maintenance experience, ability to lift up to 50 lbs, and basic computer skills. Training and safety protocols are provided; occasional seasonal pool tasks are included.

Qualifications

• High school diploma or GED required.
• 2+ years of maintenance or related experience preferred.
• Comfortable lifting up to 50 lbs and working in various conditions (heights, tight spaces, weather).
• Basic computer skills including Excel, Word, and Outlook; RealPage experience a plus.
• Trade school or industry certifications a plus.

Responsibilities

• Perform general repairs, preventative maintenance, and unit turnovers.
• Respond to maintenance requests and emergencies, including on-call support.
• Maintain HVAC systems, plumbing, electrical, and appliances.
• Keep grounds clean, including landscaping and snow removal.
• Ensure property is safe and meets code requirements.
• Use and maintain tools and equipment properly and safely.
• Prepare vacant units for new residents.
• Clean and maintain common areas.
• Order maintenance supplies as needed.
• Follow safety protocols and attend required training.
• Seasonal pool maintenance and other operational tasks.
