Job summary

Sherman Associates in Minneapolis seeks a Maintenance Technician to support our East End Apartments (180 units) with a Mon–Fri schedule, 8 AM–5 PM, and on-call rotations. You will handle general maintenance, respond to work orders, and help prepare vacated units promptly.

Requirements include 1–4 years in maintenance, a valid driver’s license, and your own hand tools. The role offers a $26–$28/hour pay range, full benefits, and potential overtime, with a focus on resident satisfaction.

Qualifications

• High school diploma/GED; craft apprenticeship or equivalent maintenance education/experience.
• 1–4 years of maintenance or related carpentry/construction experience, ideally in residential or commercial real estate.
• Boilers license or willingness to obtain one, if applicable.
• Certified Pool Operator (CPO) or willingness to obtain one, if applicable.
• Must provide own hand tools.
• Current and valid driver’s license required; pass MVR with safe driving record.
• Willingness to run errands for maintenance supplies and coordination with vendors.
• Excellent verbal, written and presentation skills; ability to communicate with tenants, vendors, and corporate divisions.

Responsibilities

• Completes general maintenance and upkeep including minor plumbing, electrical, HVAC, carpentry, painting, and landscaping.
• Responds to open work orders and resolves resident requests within 24 hours.
• Prepares and turns vacated apartment units within 24 hours (5 days if not immediate); ensure painting, cleaning, carpet cleaning, and repairs are completed.
• Assists in scheduling and completing preventive maintenance for buildings and equipment.
• Performs hands-on repairs and upkeep with attention to involved operations or projects.
• Diagnoses problems, replaces parts, tests, and makes adjustments.
• Uses hand and power tools, meters, and equipment safely.
• Monitors property during daily walks to ensure rules are followed.
• Oversees on-call rotations and possible overtime; maintains maintenance supply stock.
• Assists in contracting outside vendors and bidding for extensive projects; assists with approvals for expenditures and budgets.
• Maintains exterior grounds and interior common areas; ensures good relations with residents, vendors, and internal teams.
