Job summary

Sherman Associates in Minneapolis is seeking an experienced Maintenance Technician for Bottineau Commons (119 units) & Lofts (37 units) delivering affordable housing. The role involves general maintenance, responding to resident requests, turning vacated units and assisting in preventive maintenance.

The schedule is Monday–Friday, 8 AM–5 PM with some on‑call evenings and weekends. Applicants should have 1–4 years in maintenance, a high school diploma or craft apprenticeship, own hand tools, and

Qualifications

• High school diploma/GED and completion of a craft apprenticeship, or an equivalent number of years of education and production maintenance experience
• 1-4 years of experience in maintenance or related carpentry/construction, ideally in residential or commercial real estate
• Boilers license or willingness to obtain one, if applicable
• Certified Pool Operator (CPO) or willingness to obtain one, if applicable
• Must provide own hand tools
• Current and valid driver’s license required with safe driving record
• Must live within 30 minutes of property to meet on-call standards and expectations
• Excellent verbal, written and presentation skills; ability to communicate effectively with residents, vendors and across divisions
• Office hours may vary due to portfolio needs

Responsibilities

• Completes general maintenance and upkeep including minor plumbing, electrical, HVAC, carpentry, painting and landscaping
• Responds to open work orders and resolves resident requests within 24 hours
• Prepares and turns vacated apartment units within 24 hours
• Assists in scheduling and completing preventive maintenance for buildings and equipment
• Performs building repairs, preventative maintenance and general upkeep with attention to involved projects
• Diagnoses problems, replaces or repairs parts and conducts tests
• Uses hand and power tools and meters in performing duties
• Maintains exterior grounds and interior common areas in quality condition
• Maintains customer service and relations with residents, vendors and internal teams
• Ensures safety and adherence to on-call requirements; attends required meetings and training
