Job summary

PEM Residential is seeking a Service Technician to maintain our residential communities. You will perform routine maintenance, prepare apartments for new residents, and document work in the property management system.

You will execute repairs across plumbing, electrical, HVAC, and carpentry, assist with planning and vendor coordination, and participate in after-hours on-call and weekend emergencies. EPA HVAC and CPO certifications, a high school diploma, and a valid driver’s license are

Qualifications

• High school diploma or GED required; trade school or technical certification preferred.
• HVAC EPA Certification required.
• Certified Pool Operator (CPO) certification required.
• Ability to read and understand instructions, safety rules and procedure manuals.
• Excellent communication and customer service skills.
• Must be dependable, punctual, and able to work independently or as part of a team.

Responsibilities

• Prepare vacant apartments for move-in according to company standards and timelines.
• Complete maintenance work orders accurately and in a timely manner (within 2 business days).
• Document all work in the property management system, including status updates and notes.
• Maintain property grounds, building exteriors, amenities, and common areas.
• Service and maintain property amenities such as pools, spas, and fitness areas in accordance with safety and regulatory standards.
• Perform basic to intermediate repairs in areas including plumbing, electrical, HVAC, carpentry, appliances, and general mechanical systems.
• Identify maintenance needs proactively and recommend solutions or elevate issues as appropriate.
• Adhere to all safety protocols, including proper use of PPE and safe handling of tools, chemicals, and materials.
• Promptly report hazardous conditions or safety violations to management.
• Always Ensure compliance with Fair Housing regulations and applicable building codes.
• Assist the Service Manager and Community Manager with project planning, unit turnovers, and vendor coordination.
• Participate in the on-call rotation for after-hours and weekend emergencies.
• Support ongoing improvement initiatives and property performance goals.
• Perform other duties as assigned by the Service Manager or Community Manager.
• Contribute to company-wide service process improvements, standards development, and team-building initiatives.
