Job summary

PEM Arizona is seeking a Service Technician to maintain the physical integrity and appearance of our residential communities. You will complete service requests, prep apartments for new residents, perform routine and preventative maintenance, and assist the Service Manager in ensuring systems and features function as intended.

The role requires HVAC, plumbing, electrical, and general mechanical knowledge, EPA and CPO certifications, and a valid driver’s license.

Qualifications

• Prior maintenance experience in multifamily, hospitality, or facilities management preferred.
• Working knowledge of HVAC, plumbing, electrical, and general mechanical systems.
• HVAC EPA Certification required.
• Certified Pool Operator (CPO) certification required.
• Ability to read and understand instructions, safety rules, and procedure manuals.
• Excellent communication and customer service skills.
• Must be dependable, punctual, and able to work independently or as part of a team.
• Proficiency with mobile work order systems and general technology use is a plus.
• Must be able to pass a background check and possess a valid driver’s license.

Responsibilities

• Prepare vacant apartments for move-in according to company standards and timelines.
• Complete maintenance work orders accurately and in a timely manner (within 2 business days).
• Document all work in the property management system, including status updates and notes.
• Maintain property grounds, building exteriors, amenities, and common areas.
• Service and maintain property amenities such as pools, spas, and fitness areas in accordance with safety and regulatory standards.
• Support overall curb appeal by assisting with trash pickup, landscaping tasks, and exterior upkeep.
• Perform basic to intermediate repairs in plumbing, electrical, HVAC, carpentry, appliances, and general mechanical systems.
• Identify maintenance needs proactively and recommend solutions or elevate issues as appropriate.
• Adhere to all safety protocols, including proper use of PPE and safe handling of tools, chemicals, and materials.
• Promptly report hazardous conditions or safety violations to management.
• Always Ensure compliance with Fair Housing regulations and applicable building codes.
• Assist the Service Manager and Community Manager with project planning, unit turnovers, and vendor coordination.
• Participate in the on-call rotation for after-hours and weekend emergencies.
• Support ongoing improvement initiatives and property performance goals.
• Perform other duties as assigned by the Service Manager or Community Manager.
• Contribute to company-wide service process improvements, standards development, and team-building initiatives.
