Job summary

Gates Hudson & Associates, Inc. is seeking a Maintenance Technician to perform preventive and routine maintenance across residential properties.

You will handle electrical, plumbing, HVAC, carpentry, and general repairs to keep units and common areas in excellent condition. Responsibilities include responding to service requests promptly, turning over units efficiently, and coordinating with the Maintenance Supervisor and Property Manager.

Qualifications

• High school diploma or GED required.
• At least 2 years' experience as a Maintenance Technician, preferably in residential property management.
• CFC Type 2 or Universal certification is preferred.
• Must be able to perform plumbing, electrical and HVAC repairs, as well as carpentry and locksmithing, painting, drywall repair, and snow removal.
• Must be available to handle on-call emergency services on an as-needed basis.
• Must have personal, reliable transportation to get to work and respond to on-call emergencies.

Responsibilities

• Provide training to other technicians as needed and/or directed.
• Provide assistance to other technicians at other properties.
• Perform turnovers in a timely and efficient manner.
• Perform emergency repairs including corrective and necessary clean-up.
• Change locks and make keys.
• Operate and maintain furnace, mechanical equipment and controls for heating, cooling and hot water.
• Diagnose and perform minor and routine maintenance/repair (electrical, plumbing, HVAC, appliances, doors, windows, etc.).
• Report all major repairs and requisitions to Maintenance Supervisor and Property Manager prior to expenditure of funds.
