Job summary

Gates Hudson seeks a Maintenance Supervisor to uphold a safe, secure living environment across the property. You will oversee maintenance staff, coordinate emergency coverage, and ensure preventive maintenance and turnover work is completed on time.

Strong plumbing, electrical, HVAC, carpentry, and locksmithing skills are essential. Responsibilities include training, payroll oversight, vendor coordination, and safety enforcement.

Qualifications

• High school diploma or GED is required.
• 3–5 years as a Maintenance Technician, preferably in residential property management.
• 1–3 years as a Maintenance Supervisor.
• CFC Type 2 or Universal certification is required.
• Ability to perform plumbing, electrical and HVAC repairs, plus carpentry, locksmithing, painting and drywall work.
• Able to handle on-call emergency services and have reliable transportation.

Responsibilities

• Recruit and recommend maintenance applicants.
• Provide proper technical and policy training along with daily supervision of maintenance technicians.
• Schedule maintenance personnel for emergency coverage 24/7.
• Maintain payroll records and report to the Property Manager as required.
• Ensure staff wear uniforms and follow safety guidelines.
• Meet reporting deadlines and maintain logs, manuals and preventive maintenance records.
• Oversee turnover/renovation to ensure move-ins on time and quality workmanship.
