Job summary

Greystar is seeking aMaintenance Technician for onsite Kentucky properties to oversee technical and mechanical work across buildings and grounds. You will manage resident service requests, diagnose issues, perform repairs, and guide the apartment make-ready process from inspections to final sign-off.

Qualifications

• Technical and mechanical maintenance experience or knowledge.
• Ability to diagnose defects or problems and make repairs.
• Knowledge of established policies, procedures, safety standards, and code requirements.
• Ability to complete apartment make-ready processes and maintenance tasks.
• Ability to schedule and oversee vendors, contractors, and service providers.
• Ability to maintain inventory and order supplies and tools within budget guidelines.
• Knowledge of OSHA and other safety-related laws and requirements.
• Customer service skills.
• Ability to work onsite in Kentucky.

Responsibilities

• Oversee and perform technical and mechanical work for buildings, grounds, amenities, and common areas
• Manage work orders from resident service requests and routine community upkeep
• Diagnose defects or problems and complete repairs
• Oversee and complete the apartment make-ready process, including inspections, punch lists, vendor scheduling, supplies, maintenance, and final inspections
• Develop cleanliness and appearance standards for community grounds, amenities, buildings, units, and common areas
• Inspect work performed by service team members and develop corrective action plans
• Inspect contractor, vendor, and service-provider work for quality and compliance with specifications
• Maintain spare-parts and maintenance-material inventory and coordinate supply orders with the Community Manager
• Complete monthly preventative maintenance procedures
• Support cost-cutting and expense-control programs
• Conduct Greystar safety meetings and maintain current, accessible MSDS sheets
• Ensure compliance with OSHA and other safety requirements
• Provide respectful customer service, answer questions, respond to maintenance complaints, and assign work orders efficiently
