Job summary

Wingate Management Company in Concord, NH is seeking an experienced Maintenance Supervisor to oversee daily maintenance operations at Royal Gardens, a 300-unit residential community. The role emphasizes hands-on supervision of a small team, safety, and coordinating through a busy property.

You will manage schedules, coach staff, and handle repairs across HVAC, plumbing, electrical, and general building systems, while coordinating vendors and ensuring on-time project completion.

Qualifications

• Minimum 3 years of direct maintenance supervisory experience.
• 3–5+ years of residential/apartment maintenance experience.
• Boiler troubleshooting and HVAC, plumbing, electrical, and general building systems knowledge.
• Snow removal/plowing experience and seasonal property operations.
• Strong leadership: prioritize workloads, delegate, coach and develop team.

Responsibilities

• Provide direct, day-to-day supervision, coaching, training, and accountability for a two-person maintenance team while coordinating workloads and priorities.
• Oversee work orders, preventive maintenance, turnovers, inspections, emergencies, renovations, and capital projects for a 300-unit community.
• Remain hands-on with maintenance tasks (HVAC, boilers, plumbing, electrical, drywall, painting, general repairs).
• Coordinate vendors/contractors, obtain bids, maintain maintenance records, ensure timely completion of projects.
• Lead monthly safety meetings and ensure OSHA compliance and maintenance procedures.
• Participate in on-call rotation and seasonal needs, including snow and ice removal.
