Job summary

Wingate Management Company in Concord, NH is seeking an experienced Maintenance Supervisor to oversee daily maintenance operations at Royal Gardens, a 300-unit residential community. The role emphasizes hands-on supervision of a small team, safety, and coordinating through a busy property.

You will manage schedules, coach staff, and handle repairs across HVAC, plumbing, electrical, and general building systems, while coordinating vendors and ensuring on-time project completion.

Qualifications

• Minimum 3 years of direct maintenance supervisory experience.
• 3–5+ years of residential/apartment maintenance experience.
• Boiler troubleshooting and HVAC, plumbing, electrical, and general building systems knowledge.
• Snow removal/plowing experience and seasonal property operations.
• Strong leadership: prioritize workloads, delegate, coach and develop team.

Responsibilities

• Provide direct, day-to-day supervision, coaching, training, and accountability for a two-person maintenance team while coordinating workloads and priorities.
• Oversee work orders, preventive maintenance, turnovers, inspections, emergencies, renovations, and capital projects for a 300-unit community.
• Remain hands-on with maintenance tasks (HVAC, boilers, plumbing, electrical, drywall, painting, general repairs).
• Coordinate vendors/contractors, obtain bids, maintain maintenance records, ensure timely completion of projects.
• Lead monthly safety meetings and ensure OSHA compliance and maintenance procedures.
• Participate in on-call rotation and seasonal needs, including snow and ice removal.

Are you an experienced Maintenance Supervisor with astrong residential property management background who knows how to lead ateam while still being hands-on?

Wingate Management Company is seeking an experiencedMaintenance Supervisor to oversee maintenance operations at Royal Gardens, a300-unit residential community in Concord, NH, consisting primarily oftownhomes across 13 acres and 27 buildings.

This is a true supervisory position. We are looking forsomeone who has successfully managed maintenance employees day to day,can set priorities, coach and develop a team, hold employees accountable, andconfidently oversee the maintenance needs of a large residential community.

What You'll Do

• Providedirect, day-to-day supervision, coaching, training, and accountability fora team of two Maintenance Technicians while coordinating workloads andestablishing daily priorities.


• Overseework orders, preventive maintenance, apartment turnovers, inspections,emergency requests, renovations, and capital improvement projects across abusy 300-unit community.


• Remainhands-on with residential maintenance, including HVAC troubleshooting,boiler systems, plumbing, electrical, drywall, painting, and generalbuilding repairs.


• Coordinatevendors and contractors, obtain bids and quotes, maintain accuratemaintenance records, and ensure projects and work orders are completed onschedule.


• Leadmonthly safety meetings and ensure the team follows OSHA requirements,company safety practices, and established maintenance procedures.


• Participatein the on-call rotation and seasonal property needs, including snow andice removal/plowing, while helping ensure the community remains safeand well maintained year-round.

What We're Looking For

• Minimum3 years of direct maintenance supervisory experience required,including day-to-day responsibility for managing, coaching, training, anddirecting maintenance employees.


• 3–5+years of residential/apartment maintenance experience required;experience supporting a large multifamily community strongly preferred.


• Boilertroubleshooting and maintenance experience required, along withworking knowledge of HVAC, plumbing, electrical, and general residentialbuilding systems.


• Snowremoval/plowing experience required and ability to participate inseasonal weather-related property operations.


• Provenleadership skills, including the ability to prioritize team workloads,delegate responsibilities, provide feedback, develop employees, andrespond appropriately to emergencies.


• Strongadministrative and organizational skills, including work-order management,vendor coordination, documentation, safety compliance, and the ability tobalance field and office responsibilities.

Additional Requirements

Must provide your own basic hand tools and possess a validdriver's license with a driving record that meets company insurancerequirements for operating company vehicles.
